Real Estate Tax Services


 

Important Dates

November

  • Annual property taxes (real estate, tangible, and non-advalorem) notices are mailed out for the calendar year.
  • A 4% discount is allowed for the first 30 days after notices are mailed.

 

December

  • Receive a 3% discount on property taxes (real estate, tangible and non-ad valorem)
  • The 3rd Installment payment is due for the current year of real estate and tangible tax.

January

  • Receive a 2% discount on property taxes (real estate, tangible and non-ad valorem)
  • Deadline for filing an application for homestead tax deferral with the Tax Collector (January 31st following the year in which the taxes were assesed)..
  • Verify elgibility for exemptions on real estate property with the Property Appraiser's office.
  • File Tangible personal property returns through April 1st with theProperty Appraiser's office.
  • Advertise and adopt resolution to include assessment (fee) with ad valorem tax bill.
  • Assessment date - starts January 1st.

February

  • Receive a 1% discount on property taxes (real estate, tangible and non-ad valorem)

March

  • Full amount due on property taxes (real estate, tangible, and non-ad valorem
  • Reminder notices mailed for unpaid real estate and tangible personal property taxes.
  • Final 4th real estate and tangible installment payment is due. (Re-application for the installment payment plan is not necessary if June payment is made.)
  • Deferral application due. 

April

  • April 1st- any unpaid property taxes (real estate, tangible and non-ad valorem) become delinquent, at which time 3% interest and advertising charges are added to the gross amount.
  • 1.5% per month interest and a delinquent fee begins on tangible personal property taxes.
  • Deadline to file new applications for real estate and tangible installment payment plan are due for future tax years.
  • New business taxes are prorated; half-year fees apply (April 1 - June 30)

 

May

  • List of delinquent real estate taxes are advertised for three consecutive weeks prior to the tax certificate sale.
  • List of delinquent tangible personal property taxes are advertised on time, advertising fee is added.
  • Installment application due - May 1st
  • Warrants on tangible personal property ratified by Circuit Court.

June

  • Tax certificate sale for delinquent real estate taxes begins on or before June 1st
  • First installment payment due for the current year real estate and tangible persona property tax.
  • Warrant Notices for delinquent tangible personal property tax is mailed

 

July

  • Business tax renewal period is July st - September 30th

 

August

  • Property Appraiser's office mails TRIM Notice to taxpayers, may include nonnon-ad valorem assessments.

  

September

  • Second installment payment due for the current year real estate and tangible personal property tax

 

October

  • Business taxes become delinquent; penalties apply.
